Ore Valley Housing Association announce our rent increase for 2025/26

Following careful consideration our Board have approved an overall rent increase of 4.6% for 2025/26.   This means that the following weekly increases will be applied to our social rent properties from 1st April 2025.

This increase is 2.0% above the CPI inflation rate for November 2024 and follows an increase of 6.0% last year.    

In October 2024 we were delighted to be joined by several interested tenants who attended a rent consultation event where we discussed a proposal to increase future rents based on inflation +1%, with the option for higher than inflation +1% increases so that we can deliver an enhanced 5-year planned investment programme for our older stock transfer properties in Bowhill and Cardenden.

Our agreed increase of 4.6% represents an increase of inflation +2% which will allow us to maintain our services while still being able to deliver our planned component replacement programme comprising new bathrooms, kitchens and external doors and windows.

The increase of 4.6% we are introducing is lower or similar to those being proposed by the other Social Landlords in Fife and throughout Scotland and reflects the budget pressures and increasing financial demands being placed on Social Housing due to higher inflationary costs and an overall increase in the cost of living.

We have assessed the affordability of our increase and determine that in most cases our rent will be between 25-30% of our tenant's net income but we do recognise that any increased financial pressures are likely to be borne by low income working age tenants who are not already receiving financial support with their housing costs. 

To reduce this risk, we are continuing to maintain our tenancy support budget to assist tenants who are paying full rent and are financially vulnerable or facing severe hardship due to other increased costs such as food or utility bills.
